With values falling up to 20% in some areas in the past 18 months, pricing your home competitively is the only way you will have a chance to stay a head of your competition; competition being other houses in the area comparable to yours. Mike, You were SO on target when you wrote this piece one year ago and in today's tumultuous market, correct pricing is even MORE important. Thanks for the terrific primer. I'm thinking of emailing it directly to one of my sellers who refuses to listen to me making all the same arguments. Maybe he'll listen to you!
